Unfortunately, unlike in other countries, there isn’t a reliable MLS (multiple listing service) that you can search for listings in this part of Mexico yet. While you may find a lot of websites that offer a ton of listings, none of that information is verified, so be careful. Popular sites like Zillow or realtor.com don’t work here. The closest site resembling a traditional MLS is Point2Homes. But even there, there are still many listings that are clickbait or bait-and-switch. This represents a high risk for buyers and investors alike.
How can you protect yourself and ensure you’re making a smart investment in Riviera Maya real estate?
First, don’t contact the listing agent. Both the buyer and the seller have an agent representing their distinct interests. Going directly to the listing agent is not going to get you a better deal, on the contrary, they will try to negotiate the best price, terms, and conditions, yes, but for the seller. Instead, find a licensed buyer’s agent that you trust. Share with them your exact needs and wants. Your buyer’s agent can explain the current market situation and provide you with the best listings. Remember, the sellers offer the same commission, so your buyer’s agent’s objective is to find you the property of your dreams and get the best price, terms, and conditions.
If you’re still searching for properties online, use Point2Homes. However, don’t contact the listing agent directly. Instead, send a screenshot to your trusted licensed buyer’s agent. They can determine who is behind that beautiful computer-generated image and what their track record and reputation are. With so many listings and potential pitfalls, it can be a jungle out there.
